The tour is a fundraiser supporting the mission of the New Smyrna Beach Residents’ Coalition, Inc. showcasing six unique homes through the years that celebrate New Smyrna Beach’s special CHARM! The properties planned for the tour follow. We know you will appreciate them as much as their owners and we do!

Parking

Two shuttle buses will run from parking at

the Baptist Church, 269 South Pine Street to all homes on a continuous circuit. Hop on, hop off!

Tour Locations

Blue Wave Surf Shack – 1809 North Indian River Road (South of Surf Street)
1809 North Indian River Road (South of Surf Street) Built at 986 square feet, now over 2000, this 1951 home embodies Florida living: inside & out, around the exceptional pool & on the rooftop for sunset river views. Long a local surfers’ hangout, several recent owners carried on that lore through choices in improvements & decor. Recently tweaked to provide year round & vacationing family members both privacy & interactive spaces, the Blue Wave Surf Shack exudes beach life as always.
Karey Home – 1801 North Indian River Road (at Riverview Place
This sleekly modern 1951 home brings in the outdoors as it extends daily living outside. Coquina walls, diverse garden areas, Tennessee limestone patios & pathways ring the exterior. Unique interior design choices, notably in kitchen and baths, delight in contrast to today’s slick fashion trends. River views & amazing sunsets accessed via street-wide right of way & kitty-corner lot placement complete the visual delights offered here.
Caswell Home – 1104 North Peninsula Avenue (between Sapphire and Lakewood)
Features terraced riverfront approach, dense lush plantings, two 2-story cottages, multiple decks, and garden paths. The main structure, crafted recently, resembles its 1925 sibling but with more headroom. It’s loaded with artisanal woodworks and retains the charm of the past.
Rausch Home – 403 Columbus Avenue (between Pine and Cooper)
This modest 1984 beachside home has an airy, light-filled public space with a beach house feel. The interior is soft white with oceanic shades of blue-green. Each room showcases individuality through specific artworks, fabrics, and floor coverings.
Hoppen Home – 305 South Pine Street (at Cedar)
A simple 1959 ranch exterior opens to a public space nearly 1200 sf with vaulted ceilings, adorned by muted earth tones, subtle lighting, and bursts of color from diverse art objects. The entertainment area flows to an outdoor seating area with spa and pool.
Ryan Home – 306 South Pine Street (at Cedar)
A compact 1958 beach retreat offering homey yet spacious comfort. Includes a full-scale interior kitchen, living room, screened dining area, and patio fire pit. Located on a wide corner, shaded by oaks and palms, and cooled by off-shore breezes.
